    It’s the little things.
    If we’ve heard a buyer say it once, we’ve heard it a thousand times….”if they don’t take care of the little things, they probably also neglect the big things.”
    We can’t stress enough how BIG the little things really are. So we’d like to share some tips on things to keep in mind when selling your house that you may not have considered all that important.

    Open Sesame — This is huge. A front door that sticks or a doorknob you have to fight with immediately tells the buyer that something needs to be fixed….not the first impression you were hoping for? Grab your tools and WD-40 or call a handyman and tackle those tiny things that can turn into an annoying showing experience. Make sure every door in your house is operating smoothly! From the front door, to the closet doors and the sliders to the garage doors. Don’t forget cabinets and drawers!
    Let there be light — Make sure there are no burnt out light bulbs including the exterior lights for those evening showings! This is important for your photo shoot, showings AND open houses. You also want to let in as much natural light as possible, so ditch those dark heavy drapes and clean the windows inside and out for a bright and cheery feel.
    Clean & cleared — All countertops and surfaces should be virtually completely cleared off and sparkling clean. Remove all clutter, small appliances, soap dispensers, and any personal items from counters. Large appliances should be free of any papers, photos or magnets and wiped clean of residue or fingerprints.
    Other distractors — Leaky faucets, bold colors, busy prints, personal photos and even an uncomfortable room temperature are all things that can distract your buyer from the best qualities of each room. Once they’ve left the room, the last thing they should be thinking about is your eccentric comforter or what they saw in your photo frames. You want the ROOM to leave an impression, not your things.
